Изучены факторы, влияющие на конъюнктуру рынка коммерческой недвижимости, разработаны критерии, используемые для ранжирования проектов развития данного вида недвижимости по степени ее привлекательности. Рассмотрены основные риски, сопутствующие проектов в области коммерческой недвижимости. Проведен сравнительный анализ вложений в классические финансовые инструменты и в область коммерческой недвижимости. Изучены стратегии, используемые при формировании портфеля инвестиций в девелопмент.

The principles of assessing the investment attractiveness of commercial real estate development projects are defined, as well as the main factors influencing it are identified. Criteria for indicators of investment attractiveness of a construction project reflecting its essence, taking into account the risk, are proposed. The common features and differences of investments in commercial real estate and traditional financial assets are analyzed and systematized. The technology of forming a portfolio of investment commercial real estate based on the value of the investment value of a development project for a given investor, as well as the ratio of investment and market values of the project, is considered.
