Prices of urban real estate are formed under the influence of several groups of factors, among which we can identify demand and supply, characteristics of the external market environment, specifics of users, factors of effective use, etc. However, the role of factors is not equal, and the redistribution of their "weight" occurs almost constantly. The importance of the environmental factor (both positive and negative points) is generally not in doubt, but its impact on real estate prices is also constantly changing. The article shows the results of the environmental and economic assessment of the impact of the ecological characteristics of urban areas on the value of property prices. As the object of the study, the territory of Astana (the Republic of Kazakhstan) was considered, where 119 model sites were selected according to a set of conditions. The analysis of environmental factors in terms of their manageability and the resulting impact on the value of real estate prices has being carried out. On the example of the city of Astana, the correlation of prices for urban real estate and pollution conditions (including the comfort of the acoustic environment), gardening, and environmental attractiveness were evaluated. Both statistical procedures and analysis of GIS information are used. As a result, several zones with different strengths of connection between the price and the level of the technogenic load, from strong dependence to an extremely low connection, have been identified. It is established that, in general, the environmental factor does not currently play a leading role in pricing real estate in Astana. Only in 10.4% of cases the state of the environment was adequate to the environmental situation, and high real estate prices coincided with the optimal ecological characteristics of the area.
