THEORETICAL APPROACHES OF FUNCTIONING OF THE REAL ESTATE MARKET

The real estate market is a mechanism by which interests and rights are combined, real estate prices are set. The real estate market and its level of development characterize the development of the national economy as a whole. The real estate market has a great impact on all aspects of life and activity of people, performing a number of General and special functions: pricing, regulating, commercial, sanitization, information, intermediary, stimulating, investment, social. Functioning of the real estate market is carried out by its subjects, which include: sellers, buyers, professional participants, government agencies. The real estate market has an extensive structure, and it can be differentiated by different features: type of financial asset, geographical factor, functional purpose and other indicators. The real estate market has a great impact on all aspects of life and activities of people, performing a number of General and special functions, thus possible to draw a conclusion about a specific mismatch of the functioning of the real estate market is the criteria of a perfect market. Due to objective circumstances, it is impossible to solve the problem of optimal distribution of real estate as a resource of the company by means of price mechanism only. Prices in the real estate market are more stable and practically do not react to short-term changes in the market conditions.
